From Facility Management to Experience: How AI enhances people and spaces
"The real question is not what AI can do, but what we humans still do better." – Garry Kasparov
In the world of Real Estate, we are used to talking about square meters, operating costs and space optimization. But today, we should shift our focus from space to people—because that is where the real transformation happens.
If we look at the Real Estate sector, we notice that the professionals working in it have an average age of around 53 years. Due to demographic trends, we will soon have to tackle challenges related to upskilling, generational transition and the need for new digital skills. In this scenario, the Real Estate professional can no longer do without the support of Artificial Intelligence.
AI as a driver of Learning and Productivity
We have envisioned AI not only as a driver of efficiency but also as an enabler of generational and cultural transition. In Italy, a professional working in Facility or Property Management oversees an average of 90,000 square meters—a productivity level that remains low compared to its potential. AI can become a key resource for increasing project value and fostering a new awareness of asset management.
A toolkit for shaping the future
At the event “Facility Management in Italy,” hosted by ABI – Italian Banking Association and promoted by OSSIF, securindex.com, and Terotec, Daniele Di Fausto, CEO of eFM, presented a new solution designed to address the challenges of an increasingly complex and interconnected environment.
It is a digital assistant powered by AI, capable of reading data in real time, generating optimization scenarios and supporting the flexible construction of budgets based on Zero-Based Budgeting principles.
A toolkit that, with just a few questions, helps companies define their purposes and easily configure a future development plan.
A solution born from eFM’s years of experience within the ABI Observatory, representing a first step towards a new Service Governance. According to Di Fausto, this transition moves from control to value creation.
From FM to People & Place: a paradigm shift
In the past, Facility Management was seen as a separate sector from people’s experience within spaces. Today, we know there are two central pillars to start from: People and Place.
User experience is crucial: each person has different needs and spaces also exhibit dynamic behaviour. Buildings are no longer engaged at 100%, which is why we must make global service contracts more flexible - adapting them to actual occupancy levels and managing savings in real time.
The "S" in ESG: technology serving the social dimension
The Social component—the "S" in ESG—is often overlooked, but actually, it is fundamental. It is no coincidence that Gartner has recognized MySpotHub as one of its "Cool Vendors," naming it the best platform for Experience as a Service. Today, we are no longer just talking about Digital Real Estate, but about experience.
Towards a digital governance of assets
To bring this to life, concrete tools are needed. A digital governance framework must be built upon three key elements:
- Digital Twin
A dynamic virtual model that accurately replicates assets and transactions, translating spatial data into relational structures. This enables real-time simulations, analysis and forecasting. - Generative Design
Intelligent simulations that optimize space configurations based on relational data, supporting data-driven design decisions. - Smart Contract
Contracts completely redesigned, based on dynamic performance and triggered by specific conditions, enabling fact-based and responsive governance.
Today's challenge in Real Estate is not just about optimizing space but about placing people at the center. Technology does not replace—it enables. Only through intelligent digital tools, real-world experience and mindful governance we can transform buildings into living, productive and inclusive organisms that support the best possible human experience.
