PlaceTech Lab: when a place becomes a living infrastructure

There is a question that eFM asks itself when embarking on a new regeneration and revitalisation project, as posed by our CEO, Daniele Di Fausto, during the celebrations marking the first three years of ROAD – Rome Advanced District: “Does a place generate value because it is regenerated, or when it enables experiences?

It is a question with no simple answer. And perhaps it is precisely in this complexity that the most authentic insight into what eFM is building lies.

Beyond physical transformation

For eFM, participating in the ROAD ecosystem does not simply mean working on physical assets. It means embracing a broader vision of urban regeneration: one in which data, services, contracts, technologies and communities come together to create measurable experiences. Not merely redeveloped spaces, but spaces that empower.

The PlaceTech Lab is launched

It is in this spirit that the new eFM space in the Gazometro district is taking shape: the PlaceTech Lab. A laboratory open to start-ups, culture, art and research, designed to work on transforming spaces into Engaging Places.

Not just an office. Not just a co-working space. But the home of the Global PlaceTech Alliance — the alliance created to catalogue experiences that generate value for businesses and to transform spaces into living infrastructures, enabled by governance, technology and relationships.

A beating heart for the future of the workplace

The PlaceTech Lab was established at a time when organisations are being called upon to fundamentally rethink the meaning of space. After years of enforced hybrid working, the question is no longer ‘how many people are returning to the office’, but ‘why should they do so’ and ‘what experience awaits them’.

eFM brings to this space years of expertise in integrated place management, experience measurement and service design — with a clear ambition: to demonstrate that Experience as a Service is not an abstract concept, but a concrete, scalable and measurable operational model.
