Models such as dynamic desk sharing, modular room configurations, and real-time IoT-based monitoring systems capture actual occupancy, allowing spaces to be reconfigured according to the changing needs of hybrid teams. This reduces waste and shifts the paradigm: real estate evolves from fixed cost centers to flexible resources capable of generating added value through optimized use. **The data-driven revolution in Facility Management** At the heart of this evolution are digital platforms and artificial intelligence, which are transforming **real estate and service management from reactive to predictive**. Constant occupancy monitoring provides a detailed picture of space utilization, enabling **dynamic space sizing plans**, where possible, and service optimization, e.g., energy services, with estimated operating **cost reductions of between 20% and 30%.** Similarly, predictive maintenance anticipates failures and interventions thanks to advanced algorithms, avoiding costly downtime and extending the useful life of systems. Through the **centralization of real estate data**, management services—energy efficiency, maintenance, cleaning, etc.—no longer operate in silos. The result is an integrated digital ecosystem that allows Facility Management to generate predictive and strategic value, fully aligning with the company's core objectives. **A three-step roadmap for transformation** A clear methodological approach is needed to manage this evolution: 1. **Analysis**: An initial assessment of the current state to identify value drivers and map latent opportunities. 2. **Enablement**: Strengthening organizational capabilities through agile methodologies, digital platforms, and scalable AI. 3. **Evolution**: Transitioning to digital products and servitization models (such as pay-per-use or operational availability). The success of this transformation depends on overcoming old parameters: we no longer measure only tickets, but the impact on business and people. This approach breaks with the traditional logic of payment based on the number of activities performed, evolving towards a flexible remuneration model anchored to concrete results and, above all, to the levels of well-being achieved by the people who live in the spaces. Applied to hybrid offices, this framework transforms raw data into strategic decisions, optimizing spaces, flows, maintenance, and services in an integrated way. Companies that adopt predictive models not only achieve significant savings, but also see increases in productivity, talent retention, and greater attractiveness to workers. In this landscape, FM ceases to be a cost to be minimized and becomes a value engine: smart spaces that foster innovation, collaboration, and sustainability, perfectly aligning physical assets with long-term business objectives. The shift towards value-based and technology-driven models is radically transforming the Italian landscape, leading the sector to ambitious goals. *Mordor Intelligence, P&P SpA* estimates that in Italy, the FM market will grow from approximately **$9.5 billion in 2025** to over **$10.4 billion by 2031**.
