eFM alongside Enel Chile in the development of its new Headquarters within Santiago’s Mercado Urbano Tobalaba.
After 55 years, Enel Chile is moving from its historic Santa Rosa headquarters to the cutting-edge Mercado Urbano Tobalaba — a relocation that represents far more than a physical move. It marks a profound transformation in the way workspaces are conceived, built around innovation, sustainability and people’s well-being.
The new building extends over 19 floors and 13,000 square meters of office space, with Enel occupying levels six through fourteen. Among its key features are lightwells, four underground areas with natural daylight, as well as bike racks and electric vehicle charging stations, underscoring a tangible commitment to sustainability.
“Sustainability and energy efficiency have been the cornerstones of our new headquarters,” says Mary Rinchi, Head of Real Estate and General Services at Enel Chile. “The well-being of our people has guided every design and implementation decision.”
eFM played a strategic role throughout the entire process, from the selection of the building to final delivery, ensuring full compliance with Enel’s global guidelines and the highest standards of quality, efficiency and sustainability.

eFM supported Enel Chile across multiple phases: from market analysis and site selection to the sale of the Santa Rosa complex, ensuring full project alignment. Using Generative Design, eFM developed hundreds of design scenarios, which enabled rapid visual analysis to optimize space utilization, assess proximity between departments and ensure full compliance with the operational and design requirements defined by each management team and by Enel Italia.
Subsequently, eFM assisted in revising the tender process for design, planning, furniture and material supply, construction, consulting and contract validation, ensuring correct execution at every stage.
During the offices’ construction and data center, eFM played a key role in supervising project execution, ensuring strict adherence to timelines and budget. Thanks to the close collaboration between Enel Chile’s Real Estate Division, construction company Sigro, CyD’s project control, and eFM’s management, the project was delivered on schedule and within budget, guaranteeing a smooth and efficient transition.
The initiative stands as an emblematic example of deep, synergistic integration among multidisciplinary teams, a key factor in the success of complex projects.
